The newer side of town

ZIP 79424 covers a wide stretch of southwest Lubbock. About 53,000 people live here in roughly 23,400 housing units. Close to 69 percent of occupied homes are lived in by their owners, well above the citywide rate of about 51 percent.

Neighborhood names you'll hear include Preston Smith and Fountain Hills, which runs along 110th to 112th Street. The 82nd Street commercial corridor is close to Preston Smith.

Three school districts overlap the ZIP: Frenship, Lubbock and Lubbock-Cooper. Building hasn't stopped either. A tract near 110th Street and Milwaukee Avenue was marketed as platted for 65 more single-family homes, so new streets keep filling in.

What a house built around 2000 needs now

The median home in 79424 was built in 2000, against 1984 citywide. The typical house here is younger, so the structure is rarely the problem. What wears out is the builder package: cabinets, counters, tile, carpet and fixtures.

Backyards are the other half. Builders often leave a small slab and a fence, and the shade and a place to cook get added later.

  • 1980s to 1990sPreston Smith homes mostly date from these years, as do the houses around nearby LakeRidge. Kitchens and primary baths are due, and flooring is often on its second round.
  • Around 2000The median year built for the ZIP. Layouts are open and usable. Cabinets, tile and trim were builder grade, and 25 years of daily use shows.
  • 2007 to todayNearby Vintage Township began in 2007, and infill tracts are still being platted. Newer homes want built-ins, closets, and a finished backyard more than a full remodel.
What is different here

City rules, HOA rules and open sky

On a newer street you may answer to an HOA as well as the city.

Homes in 79424 inside the Lubbock city limits go through City of Lubbock Building Safety for permits. Some subdivisions also have an HOA. Fountain Hills listings, for one, show a monthly HOA fee. Read your deed restrictions before you design a pergola or change an exterior.

Wind matters more on newer streets. Young trees give little cover, and the prevailing wind comes from the south, with April the windiest month. Posts and footings have to be sized for it, and it pays to think hard about where smoke and dust will travel.

The ZIP sits in USDA zone 7b. Lubbock's watering schedule limits irrigation to two assigned days a week, so plant choices lean toward natives such as desert willow, blue grama and buffalograss.

Questions from Southwest Lubbock homeowners

My HOA has rules on outdoor structures. Who handles that?

You deal with your HOA, and what they ask for usually means drawings, materials and colors. Rules differ from one subdivision to the next, so request the current guidelines early. City permits are a separate step. An attached structure needs one even when the HOA has already said yes.

My house was built around 2000. Is it too new to remodel?

No. A home that age has had 25 years on its cabinets, counters, flooring and fixtures. The framing and layout are usually fine, which keeps the work focused on what you see and touch. Many projects stay within finish work. Others move plumbing or add circuits, and those parts need permits.

Will a pergola hold up to the wind out here?

It will if it's built for it. Lubbock's code uses a 115 mph design wind speed, and footings must reach at least 12 inches below undisturbed ground. Post size, connections and footing depth all matter. Caliche can turn up when the holes are dug, too. Our wind guide explains the choices.

What can I plant that survives on two watering days a week?

Plenty. Lubbock assigns two irrigation days a week by address, with none on Sunday. Desert willow tolerates drought so well that too much water can hurt it. Blue grama and buffalograss are native shortgrasses. The plants that last suit alkaline soil and zone 7b, and it helps to group them by water need. See landscape and garden design.
