Remodeling and Outdoor Living in Wolfforth, TX
Wolfforth grew by half in ten years, so there are a lot of new houses with unfinished yards. It also has a permit office of its own.

A railroad town that became a fast-growing suburb
Wolfforth started in 1916 as a stop on the Panhandle and Santa Fe Railway. Today it's a suburb on the southwest side of Lubbock County. The Marsha Sharp Freeway and FM 179, known in town as Dowden Road, are the main routes.
Growth is the headline. The 2020 census counted 5,521 residents, up 50.4 percent from 2010. Frenship ISD has four schools in town, and Frenship High School sits on North Dowden Road.
New neighborhoods carry most of that growth. Harvest is planned for roughly 2,500 homesites on about 500 acres. Preston Manor and Iron Horse are two more names you'll see on listings.

Mostly new, with an older core
Much of Wolfforth's housing is recent. A Preston Manor home on North 14th Street, for example, was built in 2022. New homes come with sound structure and a builder's standard finishes, and the yard is often the part left undone.
In a town founded in 1916, some houses can be far older, so don't assume an age. On an older place, the framing, wiring and plumbing come before any talk about finishes.
- 1916 and afterThe railroad-era town. If your house is from the older core, plan on a look at what's behind the walls before any kitchen or bath design.
- 2010 to 2020The decade Wolfforth grew by half. Homes from these years are reaching the point where flooring, paint and fixtures get their first refresh.
- 2020sNew construction in neighborhoods such as Preston Manor and Harvest. The natural additions are shade, patios, planting, and built-in storage the builder didn't include.
Wolfforth's own permit office, and its water
Wolfforth isn't Lubbock at the permit counter, and it wasn't Lubbock at the tap until 2023.
Permits go through the City of Wolfforth's Building Permit Department at City Hall, 302 Main Street. You file through an online portal, and a complete application can take up to 15 business days. The city works under the 2021 International Codes.
Some Wolfforth neighborhoods require proof of architectural review approval before the city will issue a construction permit. That makes your HOA or review board the first stop, so leave room for that step in the schedule.
Water shapes yard work here. For years Wolfforth ran on its own wells under tight watering limits. It connected to Lubbock's water system on June 1, 2023, and it still follows a staged drought plan. A yard here should be planned to ride out a dry stage.

What new Wolfforth houses usually need next
New houses need finishing more than fixing, and three of these four are outdoors.
- Pergolas and pavilionsNew lots have no mature trees, so the back patio takes full sun. A pergola or pavilion solves that on day one. Architectural review and city permit steps come before the final plan is drawn.
- Patios and fire featuresA builder patio is often barely big enough for a grill. Extending it and adding a fire feature gives the yard a real use. The new slab needs enough slope to send water away from the house.
- Landscape and garden designWith a history of watering limits, Wolfforth yards do better with plants that need little. Native and adapted plants are the natural fit. We design and install landscapes and gardens, including regenerative ones that build the soil over time.
- Custom cabinetry and built-insStandard builder plans leave gaps: a pantry with wire shelves, an empty office wall, a plain closet. We fabricate cabinetry, built-ins and custom closets to fit each of those spaces exactly.
How a project runs once you call us
It starts with a consultation and a detailed proposal that spells out the scope. Selections and design come next, and then we set a schedule that allows for review board and city timing.
During the build you have organized project information and progress updates in your client portal. We keep a tidy site while we're in your home, and a final walkthrough closes the job. When you're ready, Book a Consultation or call (806) 853-7158.
How we run a projectQuestions from Wolfforth homeowners
Does Wolfforth use the same permit office as Lubbock?
No. Wolfforth has its own Building Permit Department at City Hall on Main Street, with its own online portal. Plan for up to 15 business days once the application is complete. A Wolfforth permit also lapses if work hasn't begun within 180 days, so have the start date lined up before the application goes in.
My neighborhood has architectural review. What comes first?
The review comes first. The City of Wolfforth says some neighborhoods must show proof of architectural review approval before a construction permit is issued. Ask your HOA or developer for the current submittal rules. Most reviews want drawings and material details, and the city filing comes once you have approval in hand.
Can I put in an irrigation system in Wolfforth now?
Possibly, but check with the city before you plan one. Automatic irrigation was prohibited for a stretch under earlier water restrictions. Since joining Lubbock's water system in 2023, Wolfforth follows a staged drought and watering plan, and the stage can change. The city also requires a backflow device at the water meter. A planting plan that doesn't lean on heavy watering is the safer bet.
My Wolfforth house is only a few years old. What's worth doing first?
Start with what you use every day and what the builder left out. For most new homes that's shade over the patio, storage, and a yard plan. None of these disturb the structure. If you have several projects in mind, tell us at the consultation. We can phase them so early work isn't torn up by later work.
